Homebuyers Education

In 1997, HCI began a first-time homebuyer education program for the HOC's Montgomery County Closing Cost Assistance Program (MCCCAP). This three-hour course is still taught today, four times each month, and is a prerequisite for several county first-time homebuyer programs, including the county's MPDU program and the City of Rockville's REACH program. Each home buyer must complete the required no-cost homebuyer education process prior to the loan application process.

In this three hour course, HCI will give you the information that you need on the home purchase and financing processes. Our homebuyer education courses are taught by leading experts in the housing community (realtors, mortgage lenders, and settlement attorneys). All courses are FREE, but pre-registration is required.

HCI's First-Time Homebuyer classes are designed to give participants all of the information they need to make informed decisions about the home buying process. The class covers the role of the real estate agent, how to qualify for and obtain a mortgage loan, and what the settlement process entails.

Rockville's R.E.A.C.H. Program

R.E.A.C.H. (Real Estate Effort for Affordable Community Housing) is a non-profit partnership between the City of Rockville and HCI.

The program’s mission is to assist first-time homebuyers who can afford a mortgage payment in overcoming the barriers presented by the upfront expenses associated with purchasing a first home.

 

REACH FOR THE AMERICAN DREAM 

Applications will be processed on a first-come, first-served basis.

ü Do you live and/or work within the Incorporated Limits of the city of Rockville?
ü Would a loan for down payment and/or closing costs help you become a first-time homebuyer?
ü Is your total household annual income equal to or less than $98,400?

If you answered yes to these questions, you might want to consider applying for a R.E.A.C.H. loan.

TO QUALIFY FOR A R.E.A.C.H. LOAN:

ü Applicant(s) must live or work within Incorporated Limits of the City of Rockville.
ü The property being purchased must be located within the Incorporated Limits of the City of Rockville.
ü Applicant(s) must be first-time homebuyer (not having owned a home within the last 3 years).
ü Applicant(s) must have a total household annual income of less than or equal to $98,400.
ü Applicant(s) must attend HCI's First-Time Homebuyers Seminar.
ü Applicant(s) must pre-qualify for a mortgage loan. The maximum R.E.A.C.H. down payment and closing cost assistance shall be $12,000.  It is an interest-free loan that must be repaid over Seven (7) years.
ü Applicant(s) may choose to use the R.E.A.C.H. loan for down payment and/or for closing costs.
